Since January I've been shortlisting flats in this city. Kids have moved out, don't need such a big place anymore. I'm looking at Sattva Lake Ridge. My tip for site visits: always check behind false ceilings in common areas and inside utility ducts for wiring and plumbing quality. Builder ka finish bahar se theek lagta hai, but andar ki wiring aur pipe fittings ka quality bahut important hai. Ask to see a near-complete unit, not just the model flat. Also, check elevator brand and maintenance contract details. What else should I inspect beyond aesthetics?

Totally agree with your point about checking the hidden stuff! Builders really cut corners inside. My cousin bought a flat in Alwal and the plumbing was a nightmare within a year. Great tip about false ceilings, I would've never thought of that.
Haan yaar, same experience. I saw a flat in Begumpet where the wiring was so shoddy, it was a fire hazard waiting to happen. My uncle had a similar issue with plumbing in his Banjara Hills flat after just two years. Builders just focus on outer finish to lure buyers, but the real quality is always hidden. We first-time buyers really need to be extra careful and follow tips
