Just got possession of my 3BHK in Sattva Lake Ridge a few months back, and honestly, kuch baatein nobody told me. Pehle laga RERA registration check karna hi enough hai, but that's just the start. Builder-buyer agreement mein itne red clauses the, yaar. Like, buyer delay pe 18% penalty, but builder delay pe sirf 2% of the amount paid. Bilkul unfair laga. Now I'm wondering, if some issues pop up with quality or maintenance, is RERA complaint filing actually effective? Ya bas paper pe hi hai? What else should one check beyond the RERA number and basic documents, especially for builder's legal track record? Any tips for people still looking in Kokapet or Narsingi?
