Did a site visit to Sattva Lake Ridge on Saturday and honestly wasn't expecting this. I'm so fed up of renting, finally taking the plunge. But I'm a bit worried about some basics. Has anyone there faced issues with power backup? Is it full flat backup or just common areas? Also, what's the water situation like? Is there enough tank capacity or are people dependent on tankers often? Don't want to regret this big decision later. Any feedback on day-to-day utility reliability would be super helpful.

My mistake with my first flat was not asking for a detailed utility plan. Make sure you see the actual water source, capacity of sumps, and diesel generator specs (kVA). Don't just trust 'full backup' - check if it covers ACs, geysers. Many builders give only partial flat backup (2-3 light points, 1 fan) which is useless during long outages. Get it in

RERA status green hai, I checked. But that doesn't guarantee timely delivery or quality. My friend's project in Ameerpet had RERA, still got delayed by 8 months and the quality of fittings was not as promised. So RERA is a start, but not everything.
Totally agree, these basics are crucial. What about the club house and other amenities? Are they actually delivered on time, or just on paper?
See, Sattva is a big name, but even big names face issues, especially with projects this size. For Lake Ridge, possession is Jan 2028, so काफी time hai. But better to get everything in writing about full backup and water source – not just 'adequate'. Tanker dependency is a real pain near Banjara Hills too, so it's a valid concern anywhere with high density.
Current market mein builders thoda stretch kar rahe hain. 897 units hain, imagine the load on utilities and the pressure to complete amenities with so many buyers. It's a huge project, so challenges are bound to be there.
Amenities toh sab builders ka last priority hota hai, unfortunately. Expect delays.

My cousin booked in their earlier project near Attapur, got delayed by almost a year. Power backup was an issue initially, they had to upgrade their inverter because the provided backup only covered a few points, not the entire flat. Water was manageable, but during peak summers, there was some tanker dependency for a few months before the borewells stabilized. So, definitely ask for clarity on full flat backup, not just common areas and limited points.
Sattva ka track record thoda mixed hai, especially with handover dates. I've heard stories about their previous projects having initial hiccups with utilities. For 897 units, you really need robust infrastructure.
