₹20 lakh extra for 'preferential location' charges, that too post-booking, for Sattva Lake Ridge... matlab kya hai yaar? I work in real estate, I know builder tricks, but this RERA compliance ka kya? Brochure mein kuch aur, agreement mein kuch aur. I'm honestly not sure if ye builder project ko time pe deliver bhi karega, ya fir aur charges add honge. Koi aur hai jiske saath aisa hua hai Hyderabad mein, specifically is project mein? What did you do about it?

U3, I checked for a different builder last year, and RERA documents were super vague on 'preferential location'. My friend booked in another project in Ameerpet, they told him about PLC only after he paid the initial 10%. It's a common tactic. For Sattva Lake Ridge, the fact that it's an UPCOMING project and they're already pulling this stunt is a huge red flag. Be very careful with the agreement wording.
Totally agree. Ye ₹20 lakh extra toh pura budget hila dega. RERA ka purpose hi kya hai agar builders aise loopholes nikalte rahenge? Did you check their RERA registration for these clauses?
