Sattva Lake Ridge residents: what's your long-term maintenance experience?
Just moved into Sattva Lake Ridge last month, and honestly, the initial possession experience was mostly okay. But now I'm starting to think about the long run. My main concern is society maintenance and the RWA handover. Are residents in other Salarpuria Sattva projects seeing their RWAs take over smoothly? Or does the builder keep control for too long? I'm already a bit wary about how much the maintenance charges could jump later. People who've lived in their projects for 2-3 years, how's the society upkeep after the builder leaves? Is it well-maintained, or does it start feeling neglected? And what about those post-possession maintenance charges – are they reasonable or do they feel like extortion? Just trying to get a feel for what to expect long-term. Any insights from fellow residents would be super helpful.

It's a mixed bag, honestly. Salarpuria Sattva has been around since 1986, so they have a reputation to maintain. Some projects are managed well, others not so much. The key is how transparent they are with the maintenance fund utilization and the RWA formation process. For Lake Ridge, I'd suggest getting together with other residents and forming an interim committee early on. That way, you can scrutinize the expenses and push for a timely and fair handover. Don't wait for the builder to initiate everything.
Bhai, builders ka toh pura business model hi hai early bird offers aur low maintenance bolke trap karna. Once you're in, they show their true colors. RWA handover mein bhi they try to put their own people or delay it so they can milk more money. It's a common tactic across the industry, not just Salarpuria Sattva.
Maintenance charges initially kitne the and ab kitne hain? Koi substantial jump hua hai kya?
Haan, exactly! Mere ek friend ke project mein toh 2.5 Rs/sqft se seedha 4.5 Rs/sqft ho gaya tha within two years. Builder bolta tha 'rising costs' but services became worse. So, yes, a substantial jump is very possible, and it often feels like extortion if there's no transparency or improvement in services. You have to be prepared for it.
Usually, builders quote a lower maintenance charge initially to attract buyers. Once the RWA takes over, or even before, they tend to increase it. Given current inflation and rising property values in Hyderabad, expect a hike. But it should be justified by services. What's the initial rate they quoted for Lake Ridge?
I can shed some light here. I've been living in Salarpuria Sattva Pipal Tree, Attapur, for over 3 years now. Initially, builder maintenance was decent, but after the RWA took over a year ago, things have actually improved. The charges are reasonable, around 3.5 Rs/sqft, and they've been quite transparent with expenses. The common areas are well-maintained, and security is good. So, for my project, the handover was a positive change, not a nightmare. Maybe Lake Ridge will be similar.
That's a key point about being proactive. In many projects, the builder keeps control because residents aren't organized enough to form an RWA and take over. The builder then dictates terms. But if the residents unite, even big builders like Salarpuria Sattva (being from Bengaluru, they are quite organized) have to comply. The RERA Act also gives power to residents, we just need to know how to use it.
Wow, that's a relief to hear for a change! Most of my friends who bought in projects around Ameerpet are struggling with builder-managed maintenance, it's like pulling teeth to get anything done. They just want to cut costs.
3.5 Rs/sqft? That's good! What about the initial corpus fund? Was it used properly?
Yaar, this RWA handover thing is my biggest fear. Salarpuria Sattva ka naam toh purana hai, established 1986, but I've heard stories that builders often drag their feet for years before handing over control. They keep collecting maintenance charges and sometimes the quality of service dips. Is it true for Sattva projects too? Meri toh neend udd gayi hai yeh soch ke.
Not always. My friend in Salarpuria Sattva Magnificia had a relatively smooth RWA transition within 2 years. I think it depends on the project size and how proactive the residents are. Don't just wait for them, push for it!
Absolutely! My cousin bought in a Sattva project near Alwal and it took them almost 4 years for a proper RWA handover. Builder was managing everything till then.
