posted on 14 MaySattva Lake Ridge (upcoming): Real delivery timeline expectations?
Honestly, I'm finding this investor hat way harder to wear for my own property. I'm looking at Sattva Lake Ridge, the upcoming project. Builder ka track record kya hai for actual delivery? Brochure mein toh sab sahi lagta hai, but under-construction projects mein delays common hain. As an investor, I'm worried about the real possession timeline. Also, iska investor ratio kya lagta hai? Don't want to buy into a ghost society. Any real experiences ya off-the-record info on Sattva's previous projects, especially in Hyderabad? Kya lagta hai, on-time deliver hoga ya nahi?

Dekho, Sattva is generally reliable, but 'upcoming' means they might still be in the initial stages of approvals. 2028 is their RERA date, so that's what they're legally bound to. But always factor in a 6-12 month buffer for *actual* livable possession. Investor ratio high ho sakta hai initially, but if the location is good and connectivity improves (which it should by 2028), end-users will eventually come. Just do your due diligence on their past projects' RERA compliance and actual delivery.
Hyderabad real estate market abhi bhi garam hai, especially for good locations. But 897 units is a massive project. Sometimes, such large projects get stuck due to approvals or labor issues. The builder might be established, but even big names face challenges. Also, with so many units, resales might be tough later if too many investors are trying to exit at the same time. Is there any info on the current construction progress, given it's 'upcoming' but has a possession date?
That's a valid point about the sheer number of units. It makes me wonder about the actual occupancy rate initially. Don't want to be one of the few families living in a huge, empty complex for years. Hope they phase out the deliveries properly.
Yes, 897 units is a lot. It can be a double-edged sword. On one hand, more units mean better amenities and infrastructure within the society. On the other hand, it can dilute the value if the demand isn't high enough or if the builder faces funding issues mid-way. For an upcoming project, current progress is hard to track unless they've started groundwork. Best to visit the site office and push for details.
My friend booked in Sattva Magnus near Ameerpet. They got possession, but it was about 8 months after the RERA committed date. So, on-time, but not exactly 'on-time-on-time' if you know what I mean. Interior work aur finishing mein they took their sweet time. So, expect a slight buffer. Investor ratio ka toh pata nahi, but Magnus mein families settle ho chuki hain, ghost society jaisa kuch nahi hai.
Sattva Magnus ki baat chal rahi hai toh, unke amenities kaise hain? Brochure mein toh sab bade bade claims hote hain, but real mein maintenance aur quality kaisi hai? Especially after possession?
Thanks for sharing about Magnus, that's helpful! So, 8 months delay is significant for someone planning their finances. Did they get any compensation for the delay as per RERA rules? Or was it just adjusted?
Thoda positive side bhi dekho. Sattva ek established name hai, not some fly-by-night operator. Although delivery delays are common, they usually complete their projects, maybe a bit late. But the quality is generally good. Lake Ridge sounds promising with 897 units, but that scale can also mean more complexities and potential for delays. Still, the 2028 date seems realistic for such a large project.
Bilkul sahi kaha aapne. I'm also looking at this project, and the 2028 possession date makes me super nervous. My brother booked a flat in Attapur with another builder a few years back, aur ab tak sirf foundation hi dikh rahi hai. Builder ke promises pe bharosa karna mushkil ho gaya hai. Sattva ka track record Hyderabad mein kaisa hai, especially for timely delivery? Koi bata sakta hai?
Haan, exactly! Attapur mein bhi kaafi projects stuck hain. Sattva ke Hyderabad mein aur kaun se projects hain jo recently deliver hue ya delayed hain? Koi specific examples?
Totally agree. 2028 feels like an eternity. Iss market mein itna long wait period, upar se builder delays ka darr. Isliye builder ka reputation sabse pehle dekhna chahiye.
