Did a site visit to Sattva Lake Ridge on Saturday and honestly wasn't expecting this. It's an upcoming project, looks promising on paper, but I'm thinking purely from an investment angle. I'm currently in a 2BHK in Gachibowli, already have a home loan, so this next one needs solid ROI. My main concern is Sattva's project delivery track record here in Hyderabad. For *upcoming* projects, have they been consistent with timelines? I'm worried about delays impacting rental income projections. Also, what's the typical investor vs end-user ratio for a project like this? Don't want to buy into a ghost society that struggles with rentals later. Is the price jump for something still under construction really worth the risk?

Yaar, I totally get your concern about Sattva's track record. My cousin had a terrible experience with their project near Attapur. Promised possession in 2020, but it finally got handed over in mid-2022. Two years ka delay! Rental income ka pura calculation bigad gaya. This Lake Ridge project also being 'upcoming' makes me super nervous. What if this also gets delayed?
