Visited Sattva Lake Ridge last week, project accha laga. But I'm worried about legal compliance. RERA registration kaise verify karein properly, especially for builders like Salarpuria Sattva? Kya red flags dekhne chahiye? Agar builder delay karta hai Hyderabad mein, toh RERA complaints kitne effective hain, ya bas paper pe hai?

Red flags mein sabse pehle toh builder ka past record check karo, especially unke previous Hyderabad projects ka. Unki financial stability, approvals, aur land title clear hain ya nahi. Bohot builders bas approvals ke liye apply karke sales start kar dete hain. RERA website pe sab documents upload hote hain, unko dhyan se padho. Agar koi project RERA registered nahi hai, toh seedha NO bol do.

U3, purana builder hona doesn't always guarantee smooth sailing. Mera personal experience hai, ek reputed builder ne Banjara Hills mein ek project 3 saal delay kiya tha. RERA mein complaint ki, but compensation ka process itna lamba chalta hai ki aadmi thak jaata hai. To answer U1's question, Hyderabad mein RERA complaints kitni effective hain, main toh kahunga 50-50 chance hai. Kya kisi ko actual mein timely compensation mili hai?
Mujhe mili thi compensation, but it took almost 2.5 years of constant follow-up for a small amount. Mera project Ameerpet mein tha. The builder tried to settle outside RERA initially. So, yes, it's effective, but be prepared for a long battle. Legal fees alag se lagte hain.
U4, you're right. Hyderabad ke current market conditions mein delays common hain. Builders ka cash flow tight ho toh RERA bhi kuch nahi kar paati sometimes. Alwal area mein bhi kaafi projects stuck hain. Compensation toh bahut rare suna hai maine, mostly they just get a new possession date.
Sattva Lake Ridge project location wise toh bahut promising lag raha hai. Salarpuria Sattva toh kaafi purana builder hai, 1986 se hain market mein, Bengaluru mein unke projects kaafi successful hain. I think we should give them the benefit of doubt on RERA, maybe Hyderabad specific issues hain?

Haan, RERA ID mil bhi jaye toh kya? Mera ek friend Attapur mein फस गया है, builder ne 2 saal delay kar diya aur RERA mein complaint bhi slow chal rahi hai. Sirf paper pe hi effective lagta hai sab.
U2, you can go to tsrera.telangana.gov.in. Wahan 'Registered Projects' section mein jaake project name ya builder name se search kar sakte ho. Sattva Lake Ridge ka RERA ID bhi wahi mil jayega. Usse saare approvals aur expected completion date verify ho jayenge.
