Honestly, I thought I had a handle on market research after two properties, but Hyderabad still throws curveballs. I'm looking at Sattva Lake Ridge for investment, and the brochure looks great. But from my experience, what they show for water supply and power backup isn't always the reality. My concern is long-term tenant attraction and maintenance. Is the water supply truly reliable there, or are we talking tanker dependency after a year or two? And power backup – full flat or just common areas? That really impacts rent yield and tenant satisfaction, which kills ROI. Anyone owning or living in Sattva Lake Ridge, can you share your real-world experience? How's the water situation and power backup actually holding up? What did you do?

My friend bought in a project in Banjara Hills, not Sattva, but a reputed builder. They faced massive power cuts initially because the promised dedicated substation wasn't ready. Had to rely on DG for hours daily, and that's expensive. For investors, this eats into profits. So, what's the plan for power backup here? Full flat backup ya sirf common areas? This detail is never clear.
Maintenance charges bhi high honge with DG backup. Factor that in.
Generally, for upcoming projects like Lake Ridge, most builders only provide 100% power backup for common areas and 1-2 points per flat for lights/fans. Full flat backup is rare and costs a bomb in maintenance. Check the fine print in the agreement, it's usually mentioned there.
I've heard good things about Sattva in general, but water and power are Hyderabad's perennial issues. Lake Ridge is in a developing area, so maybe infrastructure will catch up? Has anyone done due diligence on the RERA filings for their water management plans?
Yeh toh har naye project ki kahani hai. Brochure mein sab gold dikhate hain, reality kuch aur hoti hai. 2028 possession date bhi bohot door hai, by then who knows what the water table will be like around there. And 897 units, that's a lot of demand on existing resources. Have they even shared any official reports on water sourcing? It's crucial for long-term investment value.
Official reports? Builder toh kabhi nahi deta unless RERA forces them. Good luck with that.
Exactly! My brother invested in a project with similar unit numbers near Ameerpet a few years back. For the first two years after possession, they struggled massively with water. Power backup was also only for common areas, not full flat. It really hit their rental income. Builder ke promises pe mat jaao, agreements check karo.

Attapur mein toh water problem common hai yaar. Tanker hi option hai mostly.
Sattva ka track record mixed hai. My cousin booked in one of their earlier projects near Alwal, aur initial years mein water issues they. They fixed it later, but it was a hassle. Lake Ridge is a new area, maybe they'll plan better?
