Sattva Lake Ridge — what's the builder's track record?

19% price appreciation in Hyderabad last year is making me rethink my next move. I'm looking at Sattva Lake Ridge, it's upcoming and the location seems promising, but I'm a bit on the fence. From my experience, an upcoming project is always a calculated risk. Has anyone here bought into a Sattva project before? What's their actual delivery like, not just what the brochure says? I'm talking about builder trust factor here, do they stick to timelines and quality? Also, for a project like this, what's the investor ratio usually like versus actual end-users? Don't want to end up in a ghost society, ya know. Should I be worried about that?
