Sattva Lake Ridge's carpet area efficiency feels like a red flag.
Did a site visit to Sattva Lake Ridge on Saturday and honestly wasn't expecting this. The brochure carpet area vs. actual usable space felt really off. I just moved into my new place last month, so I'm super conscious about efficient layouts. Is Sattva Lake Ridge genuinely good to live in? What's the real carpet area efficiency like?

Sahi keh rahe ho, this carpet area thing is a huge scam. My brother booked a flat near Alwal a couple of years back, and when possession happened, the usable area was almost 10-15% less than what was promised. It was a nightmare. For Sattva Lake Ridge, did anyone check the RERA carpet area details? Sometimes the brochure shows super built-up, but carpet area is what matters. Is there a RERA number already?
Exactly, what was mentioned earlier. RERA carpet area is the legal definition, but builders often play with 'chargeable area' or 'effective carpet area' in marketing. Always carry a measuring tape on site visits! My friend got burned recently because he trusted the sales agent. For Sattva Lake Ridge, the RERA details show a slightly better efficiency than what the sales guy quoted, but still,
Haan, RERA number hai, but carpet area is usually defined differently by builders in brochures vs. RERA. It's tricky.
Yaar, location toh prime hai Sattva Lake Ridge ki. Plus, a new project with possession in 2028 means good appreciation potential. Carpet area adjust karna padta hai thoda, no? What about the amenities?
I think it boils down to individual priorities. If you value location and potential appreciation over immediate space efficiency, Sattva Lake Ridge might work. But if usable area is your top concern, then it's a definite red flag, as the original post mentioned. It's a tough call for first-time buyers. What did you finally decide, OP?
That's a valid point about maintenance. And regarding delivery, 2028-01-01 is still far. Many builders delay, and if they have 897 units, managing that scale can be tough. Don't rely solely on the proposed possession date, add a buffer.
Amenities are okay, standard club house, pool, gym. But maintenance will add up, especially for 897 units. Will they even deliver all of them properly by 2028?
Totally agree! I felt the same when I visited their project in Attapur. Builders often inflate numbers, especially for UPCOMING projects.
