Maintenance charges ka issue toh har naye project mein hai. But for ₹2-3 Cr, you'd expect premium services, not just basic. What's the per sqft rate they are charging now? That will tell us if it's truly overpriced for the quality they are delivering.

I checked last month, it was hovering around ₹10,000-₹12,000 per sqft depending on the unit size and floor. For an ongoing project with so many reported issues and delayed possession (original date March 2023), I feel that's quite steep. You can find better options in Badshahpur at a similar or slightly higher price with more transparent builders. Plus, the current market conditions in Gurugram are a bit soft, so builders should be more competitive.

The price range of ₹2.0 Cr – ₹3.0 Cr sounds decent for that area, but the RERA number GGM/480/212/2021/48 DATED 07.09.2021 shows it's been ongoing for a while. Possession was supposed to be March 2023, right? Kisi ko possession mila kya ya delay ho gaya hai? If it's delayed and still has issues, that's a big red flag.
Exactly! I heard from a broker ki they are pushing the possession date further. And with only 80 units, one would expect better focus on quality, no? This is Gurgaon, not some remote area like Baharampur Naya where delays are common.
