Heard some buzz about Saya Group planning a bigger splash in Delhi NCR, especially Noida. Seems like they're looking at new residential and commercial projects. With Saya Status and The Horizon Residences already there, could be interesting for us buyers, right? More options, maybe better prices? Aapko kya lagta hai — positive ya negative for buyers?

With rising interest rates, buying a home is getting tougher. I'm thinking of postponing my purchase for a year.
My take? Wait and watch. Let's see what Saya Group actually brings to the table. Don't jump the gun based on hype.
So, what's the next step? Anyone planning to visit their sales office? Share your feedback if you do!
Overall, I think it's cautiously positive. More supply *could* help stabilize prices, but we need to see more details about Saya Group's plans. Fingers crossed!
New metro line is definitely a game changer for Noida. Property prices near the metro stations are already going up.
True! Makes commuting so much easier. Plus, the value of your property increases.
I think it's a mixed bag. More options are good, but we need to be extra careful about choosing the right builder. Due diligence is key.
Builder ne phir se date extend kar diya lol. At this point, I'm just laughing to keep from crying.
Possession status kya hai Saya Status ka? Koi bata sakta hai?
Check amenities completion before booking, I made that mistake. Paid for a swimming pool that never got built!
I'm an NRI looking to invest. Is Noida still a good option? Heard a lot about Greater Noida West also.
Greater Noida West is cheaper, but the connectivity is still not great. Noida is better for rental income, IMO.
Depends on your budget and risk appetite, U13. Noida is safer, but Greater Noida West has more potential for appreciation.
Mera bhi same experience tha 2 years ago with a different builder. They kept delaying possession and making false promises. I finally got my refund through RERA, but it took forever.
Which floor are you guys considering? Corner units usually have better ventilation and light.
Be careful guys, check their track record properly. This builder has 3 delayed projects that I know of. RERA mein complaint bhi registered hai.
RERA registration number check karo before investing. That's the first thing I do now. Lesson learned the hard way.
Maintenance charges are a killer, true. I'm paying almost 10k a month! And the facilities are not even that great. Any tips on how to negotiate?
Negotiate? Bhai, builder logon se negotiate karna mushkil hai. They hold all the cards after you've paid the booking amount.
Exactly! They'll just threaten to cancel your booking and keep the money. It's a total scam.
True, but forming a resident association can give you some leverage. Unity is strength!
Positive for buyers if they actually deliver on time! Saya Status ka possession mila kya kisi ko? Heard mixed reviews.
The Horizon Residences is alright, but the maintenance charges are crazy high! I heard they're planning something near Sector 150. Anyone else hear that?
Sector 150 is booming! But the prices are already quite high. I bought there 3 years ago for half the price. Ab toh investment bhi mushkil lagta hai.
Haan yaar, Sector 150 ka avg rate 7k/sqft hai abhi. It's getting out of reach for many first-time buyers.
7k? I heard some projects are quoting even higher! Where did you buy, U4?
I bought in a smaller society, not one of the big names. But even those prices have doubled since then.
Saya Group? Hmm, interesting. More competition is usually good, but Delhi NCR mein builder log kaafi shady hote hain. Dekhna padega.
