Sayog Apartment: Secondary market reality check

Two years ago I'd have laughed at these prices. I'm looking at Sayog Apartment in Delhi, not for ROI jo sab bolte hain, but for actual resale potential. What's the real secondary market like there? Builder track record toh 'null' dikha raha hai, which is a red flag for me. Any idea about the actual investor-to-end-user ratio? Don't want a ghost society, you know.
