SBR Keerthi amenities are a complete bait and switch
₹1.5 lakh extra for amenities at SBR Keerthi. Moved in 2 months ago, the club house is tiny, pool's always dirty. Brochure was totally misleading. This bait and switch is frustrating. Anyone else with SBR Keerthi face this? Suggestions?

This is why I'm so hesitant to buy right now, even with interest rates being a bit lower. The Bengaluru real estate market is so competitive, builders know they can get away with a lot. It's not just about the price range of ₹1.1 Cr – ₹1.7 Cr, it's about getting what you paid for. Hope you find some resolution.
Ye builders ka toh pura business model hi yahi hai. Show big, deliver small. And after you've paid up, what can you do? I'm looking at properties around Agrahara Layout, and now I'm seriously thinking of visiting existing projects by builders before committing. Total units are 217 for SBR Keerthi, so there must be many others facing this.
Bhai, this is not new for SBR. I heard similar stories about their other projects too. Always check reviews, not just the glossy brochures. For ₹1.1 Cr – ₹1.7 Cr, you expect top-notch facilities, not this kind of bait and switch. Did you check their RERA number: PRM/KA/RERA/1251/446/PR/190129/002309 for any complaints filed?
U7, you might need to gather evidence like photos of the dirty pool and compare it directly to brochure images. Then consult a lawyer who specializes in real estate. It's a long shot, but sometimes collective complaints work. Also, check the sale agreement, they usually list amenities there, but often with disclaimers.
U5, I did check the RERA site, but it's hard to find specific complaints about amenity quality. Mostly it's about possession delays. This amenity issue feels like a grey area that builders exploit. What can one do legally?
That's a good point, U5. I always thought RERA would protect us from such things. But if the brochure is vague, how do they prove it's misleading? I'm worried about this for my own booking in Adigara Kallahalli.
Sahi keh rahe ho. My friend moved into SBR Keerthi last year, around the possession date of 2023-07-01, and he also complained about the pool. He said it was mostly under maintenance or just not clean enough to use. He's paying for amenities he can't even enjoy. Very frustrating.
Oh my god, I was just looking at SBR Keerthi. Their brochure looked so good, especially the amenities. ₹1.5 lakh extra is a lot to pay for something that's not even up to the mark. This is exactly what I'm scared of as a first-time buyer. Kya karein ab?
Haan, U1, ye to common problem hai. I faced something similar with another builder in Aavalahalli. They promised a full-fledged sports complex, turned out to be just a small badminton court. Builders get away with this because we don't have enough legal recourse. You should definitely check the RERA documents for exact amenity specifications.
Totally agree U1! Builders always show grand plans and deliver something mediocre. I'm also planning to buy in Akshayanagar and seeing these issues makes me so nervous. Is there any way to complain to RERA about misleading brochures?
