Scaling down in Hyderabad: Is now the right time to buy?

Our 3BHK in Keesara finally sold for ₹1.8 Cr last month, kids are all settled abroad now. My wife and I don't need such a big place anymore. We're looking for a low-maintenance 2BHK or small 3BHK, maybe in Gachibowli or Narsingi – need good society, elevator, and hospital nearby. We've seen some flats around ₹1.2 Cr for a 2BHK. But honestly, I'm second-guessing the timing. Hyderabad prices have just soared. Are we buying at the absolute peak? Is it still a good investment for the next 5-7 years, or should we wait? What are people's thoughts on current market stability?
