Budget finalized for SD Aura Vista, loan pre-approved, but ab thoda confusion ho raha hai. I work in real estate, I know how builders spin things. This project is complete, but I'm worried about the actual rental yield. Brochures mein toh bade bade claims the, but ground reality kya hai? Kisi ne yahaan invest kiya hai? Kya rental income aa raha hai? Also, resale market kitna liquid hai? I'm seeing quite a few listings but movement slow lag raha hai. Investor ratio vs end-user ratio ka bhi issue hai kya? I don't want to be stuck in a ghost society, you know. Meri exit strategy clear honi chahiye. Any honest opinions or experiences, especially from fellow investors? Yaar, capital appreciation ki baat karun toh, Bengaluru market abhi thoda correction mode mein hai, especially for projects jo peripheral areas mein hain. Maine Akshayanagar mein ek flat liya tha 2 saal pehle, expected appreciation nahi mila. Aura Vista ki location theek hai but connectivity abhi bhi
SD Aura Vista? Yaar, RERA Not Applicable dekh ke hi doubt ho raha hai. Kaise trust karein builder pe jab transparency hi nahi hai? Plus, ₹66 L – ₹1.3 Cr ki price range mein aur better options mil sakte hain, especially with that 2025 possession date if it's 'complete'.
Totally agree with your point about RERA. Mera bhi experience Adigara Kallahalli mein ek project ke saath bura raha tha, builder ne possession delay kiya aur koi redressal nahi tha. Transparency bahut important hai, especially in this price bracket.

Haan bilkul! Yehi issue hai. Mera bhi ek relative wahi phase mein hai. Resale toh almost zero hai, bhai.
U1, sahi keh rahe ho. Mera friend ne ek 2BHK liya tha wahan. Initial 6 months toh rental mila 18k, but abhi 15k bhi mushkil se mil raha hai. Society mein amenities toh hain, but occupancy rate kam hai. Resale mein toh abhi tak koi buyer mila hi nahi use.
