Second-guessing everything for my own Ghaziabad flat
Been in real estate for years, but buying my own flat in Ghaziabad hits differently. I'm looking at MK Group, and brochures promise a lot. What's the construction quality really like after a year? Are the promised amenities actually delivered, or are they just on paper? What about maintenance charges, are they value for money or just a drain?

Dekho, at the end of the day, you have to do your due diligence. Builder ka track record, site visit, existing residents se baat karna, yeh sab zaroori hai. Maintenance charges ka bhi clear break-up maango. Sometimes, promised amenities like gym or clubhouse are there but poorly maintained, making them useless. Also, ask about the corpus fund. For a project with only 8 units, the RWA might struggle with funds for maintenance.

Good point about talking to existing residents. Did you check the quality of plumbing and electrical fittings during your visit?
RERA not applicable wala point U3 ne sahi pakda. This is a HUGE red flag for me. Usually, projects with less than 8 units or less than 500 sq meters area don't need RERA registration. But as a buyer, it means you lose a lot of legal protection. What if there are delays or quality issues? Who will you complain to? Why would someone even consider a project without RERA today?
Hmm, I think it depends. Mera ek cousin Ahinsa Khand 1 mein rehta hai, usne bhi MK Group ka ek flat liya tha 3 saal pehle. Uska experience theek tha, bolta hai construction quality decent hai considering the price range of 25-36 Lakhs. Amenities mein thoda compromise hua tha but overall he's happy. Maybe it's project specific?
Possession date ka sabse bada issue hota hai! Mere flat ka bhi promised possession date nikal gaya hai aur abhi tak kuch pata nahi. Builders bas dates badhate rehte hain. Amenities toh baad ki baat hai, pehle flat mil jaye time pe.
Price range toh theek lag rahi hai, but possession date kya hai? Brochure mein 2024-05-01 likha hai, will they actually deliver on time?
Dekho, yeh chhote builders ka track record bahut unpredictable hota hai. Meri khud ki story hai, ek baar ek builder ne aise hi 10-12 units ka project banaya tha Raj Nagar Extension mein. Amenities toh chhodo, basic finishing bhi compromise ki thi. Possession bhi 8 mahine late mila. Jab units hi 8 hain, toh RERA se bachne ka tareeka lagta hai. Be careful, especially with 'RERA Not Applicable'.
Small projects mein risk zyada hota hai, sahi baat hai. Ghaziabad mein prices waise bhi high chal rahe hain, khaaskar Abhay Khand jaise areas mein. Thoda research aur kar lo, bhai.
8 units? Matlab ekdum chhota project hai. Is it even safe to invest in such small projects?
Bhai, itna time ho gaya real estate mein lekin jab apne liye Ghaziabad mein flat lene ki baat aayi toh dimaag ghoom gaya hai. MK Group dekh raha hoon, brochures toh sab high-fi dikhate hain. Par sach mein, ek saal baad construction quality kaisi hoti hai inki? Jo amenities promise karte hain, woh milte bhi hain ya bas paper pe hi reh jaate hain? Aur maintenance charges ka kya scene hai, worth it hain ya bas extra bojh?
Totally relate! Main bhi same situation mein hoon. MK Group ka RERA not applicable dekh ke hi confusion ho gayi hai. Kya matlab hai iska? It makes me so nervous.
Yaar, MK Group ka naam sunte hi thoda darr lagta hai. Mere ek friend ne Achchheja mein inka ek project dekha tha, bol raha tha finish quality utni achhi nahi thi. Brochure wali chamak toh bas marketing hoti hai.
