Second-guessing this Delhi flat after spotting poor finishes
Been in property sales for six years, but buying for myself is giving me headaches. Checked out Swaraj Homes Anupam Enclave recently for a 3 BHK. The brochure promises high-end fittings, but I saw wall dampness and cheap hardware already. Maintenance quote feels crazy high for what's delivered. Are owners here facing seepage issues too, or did you get them fixed before registry?

On paper 100 units sounds peaceful and less crowded, but maintenance issues become an endless headache if half the residents refuse to pay. What did you finally decide though, did you walk away or make an offer?
Mere ek relative checked Aram Bagh options too, but the pricing there is totally different compared to these south or south-east enclaves. 1.1 Cr to 2.4 Cr is a massive bracket for Anupam Enclave. If you negotiate hard, are they willing to deduct the repair cost from the final deal value?
I asked the broker for a discount on that exact ground, but he outright refused saying owner has multiple inquiries. These brokers create artificial panic every single time.
Honestly this is why I started looking towards Anand Vihar instead. At least older DDA pockets there have clear structural history without fancy fake brochures.
Bhai Swaraj Homes Anupam Enclave had possession way back around June 2013, so it is already an 11-year-old construction. There are only around 100 units there, so maintenance collection per flat is naturally going to be sky-high to cover basic common repairs. Is the seepage inside the flat or coming from the outer facade duct?
True, and Delhi current market prices are already so inflated with circle rates and registry costs that spending another 5-10 lakhs just fixing hidden plumbing is suicidal for middle-class buyers.
Outer duct seepage is what I saw when I checked a resale unit there, and it enters right through the skirting board. Delhi rains this year have wrecked older constructions anyway, especially if waterproofing was cheaped out on.
