Second property headache: rent or sell?

Been thinking, Noida mein second property ka kya scene hai? Rent pe de doon ya bech du? Sector 130 mein Shiv Shakti Homes ka flat hai. Rental yield toh dikhate hai 4-5%, but actual mein kitna milta hai? Is it worth holding for long-term appreciation, or should I just cash out now?
