Spent the whole Sunday checking out options in Sector 31. Satkartar Homes ke kuch projects dekhe, but current pricing dekh ke lag raha hai kaafi stretch ho jayega budget. Builders to bilkul bhi negotiate nahi kar rahe, they just stick to the price list, which is frustrating. Soch raha tha ki secondary market mein deals better mil jaati hai kya? Matlab, resale mein negotiation ka scope jyada hota hai? Ya Mohali mein ab kahin bhi price correction ka scope nahi hai, especially in areas like Sector 31? Also, is floor-rise premium worth it for an end-user? Ya lower floors pe bhi same value milti hai? My budget is around 1.5 Cr for a 2/3 BHK. Honestly not sure if I'm looking at the right places, any tips on finding genuine value?

Yaar, Mohali mein builders ka attitude same hai. Sector 31 ki baat chodo, poore Mohali mein yahi haal hai. Main bhi 1.5 Cr budget mein 2BHK dekh raha tha Zirakpur side, wahan bhi builder bolte hain 'take it or leave it'. Negotiation ka naam hi nahi hai. Lagta hai secondary market hi option hai, but wahan bhi genuine deals milna mushkil hai. Bahut risk hota hai paper work mein. Kya karein samajh nahi aata.
