Secondary market deals in Chandigarh are where the real value is for investors, not new projects. I'm fed up of renting near Zirakpur and looking to finally buy for equity. My budget is around ₹90L for a 3BHK. Builders usually stick to their price lists, but what's the actual negotiation room in resale? For a flat in, say, Sector 49, can you really knock off 5-10%? Also, how do you factor in older construction quality vs. new project PLCs? Is a good resale deal always better than fighting for a marginal discount on a new build? Any experiences would be great.
