Secondary market deals in Noida Extension are way better for investors than buying new from builders. Change my mind. Just got a 3BHK in Sector 77, Amaatra Group ke paas, around 1.1 Cr. Honestly, new projects mein negotiation ka scope bahut limited hota hai, builders bas spot discount bolke chup karwa dete hain. Par resale mein, owner se directly baat karke, I managed a much better all-in deal. Builder ke hidden charges, PLC, floor rise premium — yeh sab bach gaye. Meri possession March mein thi, and jo cheezein log nahi batate, woh yeh ki secondary market mein OC already mil chuka hota hai, toh tension kam hoti hai. Kya aapko bhi lagta hai ki new projects mein sirf marketing hype hai, asli value resale mein hai? Disagree? Tell me why.

Bhai, totally agree with you! I've been eyeing Noida Extension too, but new projects ka pre-launch price dekh ke darr lagta hai. Your deal sounds amazing. 1.1 Cr for a 3BHK in Sec 77 is really good, especially if OC mil gaya hai. Mujhe bhi lagta hai builders bas hype create karte hain.
