Been looking at 3BHKs in Sector 32 for months. Everyone talks new projects, but secondary market deals, say from Good Hill Homes, seem to offer more negotiation room than builder's fixed prices. Am I wrong? Change my mind.

Exactly! Mera ek friend hai, usne Good Hill Homes mein 3BHK liya tha secondary se, Sector 32 mein hi. Bahut saare hidden costs nikle baad mein – maintenance dues, transfer charges. Us
Negotiation room toh theek hai, but what about the condition of the flat? New launch mein you get a brand new home, warranty, modern amenities. Secondary market mein you might inherit old plumbing or electrical issues. Plus, loan process bhi thoda complicated ho jaata hai for older properties, right?
Sahi baat hai yaar, condition ka risk toh rehta hai. Ek baar main Alistonia Estate mein ek resale flat dekhne gaya tha, kitchen pura renovate karna padta.
Totally agree with this! Builders ke rate mein toh discount ka naam hi nahi. Secondary market mein at least owner se thodi bargaining ho jaati hai.
