Okay, I'll be honest — finally taking the plunge after being fed up of renting, EMI vs rent math is just too clear now. I was looking at New Chandigarh, maybe Altus Space Builders, thinking new projects are better. But I just found out secondary market deals, especially in older sectors, might offer way more negotiation scope. Builder se toh they barely budge. Mera broker keh raha hai ki for a 3BHK around ₹1.5 Cr, you can actually save lakhs on stamp duty and registration if you find a seller who's desperate. Is this true for Chandigarh? Kya resale mein real value hai?

Bhai, bilkul sahi suna hai! Meri cousin ne pichle saal Manimajra mein ek 2BHK liya tha resale mein. Builder se toh seedha 'take it or leave it' wali baat hoti hai, but yahan seller ko urgent need thi funds ki, so they negotiated a good 10-12 lakhs less than market rate. Plus, stamp duty pe bhi thoda save hua. It's definitely possible, but you need a good broker and a lot of patience.
