New launches, even from builders like Ansal API, usually have fixed pricing ya minimal negotiation scope, but secondary market mein lagta hai real value mil sakti hai. My budget for a 2BHK or small 3BHK is around ₹80L-₹1.2Cr. Honestly, I've found sellers quite firm, but I'm wondering if actual negotiation potential is higher here than with new projects. Brokers always promise 'special deals', but often it's just their commission added. Kya direct owner se deal karna better hai for maximizing savings? And for an investor, is it smarter to go via a broker or directly deal with the owner for the best pricing?

Totally agree! Secondary market mein true value milti hai, especially for investment. New projects ka hype alag hota hai, but resale mein you can actually see the property, check the build quality. I bought a 2BHK in Manimajra last year, got a decent deal after some hard negotiation. Broker se toh bas commission ka darr rehta hai.
