Budget finalised, loan pre-approved – ab stuck hoon which sector for a 3BHK. I'm currently in a 2BHK in Sector 50, looking to upgrade. Sab glorify karte hain secondary market ko ki sasta milta hai, but I think log true all-in cost bhool jaate hain. For a 3BHK around ₹2.2 Cr, say from Clarion Properties near Dwarka Expressway, you might pay more upfront. But for a resale flat, the renovation cost to make it liveable — wiring, plumbing, interiors – woh ek massive hidden charge hai. It eats up any perceived initial saving. Is it really cheaper after spending ₹20-30L on renovation? Naye projects offer peace of mind. Prove me wrong.

U1, you're spot on! We faced the same dilemma. Ended up buying a 10-year-old flat near Basai. The broker showed us a 'fully furnished' flat, but when we actually moved in, half the switches didn't work, water pressure was terrible, and the kitchen cabinets were falling apart. We've spent nearly ₹25 lakhs on just essentials like re-wiring, new bathrooms, and a modular kitchen. It was supposed to be ₹1.8 Cr but ended up costing us close to ₹2.05 Cr. Plus, the mental stress of managing contractors! New projects might have delays, but at least the core structure and fittings are fresh.
Totally agree with U1. My cousin bought a resale in Baliawas last year, thinking he got a 'deal'. Ab tak ₹15L lag chuke hain sirf basic plumbing aur electricals theek karwane mein. Interiors toh abhi start bhi nahin kiye. Woh deal ab mahangi pad rahi hai.
