Since last year, I'm eyeing Gurugram for investment. Based in Dubai, I can't visit often. I'm hearing secondary market deals, even in Sector 37D, offer better negotiation leverage than new projects. Is this true? How much off-market can you really get on resale compared to builder prices like QVC Realty? Any investor insights?

Mujhe toh lagta hai builder se lena hi safe hai. Secondary market mein bahut hidden costs ka darr rehta hai.

Exactly! Ek baar main bhi Gurugram aaya tha, toh Airport Road (Gurgaon side) ke paas ek property dekhi thi. Broker ne bahut inflate karke bataya. Later, directly society mein enquire kiya toh pata chala original owner 15L kam mein bhi ready tha. Offline networking aur society guards se bhi info mil jaati hai. Especially agar koi urgent sale ho, toh leverage zyada hota hai.
Brokers pe pura trust mat karna. Sab apni commission dekhte hain.
Online portals aur local brokers se shuru kar sakte ho. But verify everything. Aise hi Badshahpur mein ek deal mili thi, almost 10% below market rate.
