Fed up of renting yaar, finally taking the plunge. Was checking out Keya Homes projects, and the floor rise premium and PLC for a 3BHK is just crazy. Ek crore tak toh basic price hai, upar se yeh sab charges. Has anyone bought resale near Cooke Town lately? My broker says secondary market mein negotiation ka scope zyada hai, and you can get a better deal on total cost. Is that true for Bengaluru? Any experiences?

Cooke Town mein resale market looks good on paper, but be very careful. Old properties might have structural issues, plumbing problems, ya phir title deeds mein complexities ho sakti hain. Plus, renovation cost alag se. Kya pata sasta leke double kharcha ho jaaye. Builder se directly deal karna thoda safer lagta hai, at least naya ghar toh milta hai.
Haan, U3 ki baat theek hai but not always. Maine khud 6 months pehle Agrahara Layout mein ek 2BHK resale mein liya hai, and it was a fantastic deal! Owner was moving abroad, so needed to close fast. Got it for almost 15
Sahi keh rahe ho, but builder se deal karne mein bhi toh RERA delays, quality issues, aur possession date ka drama hota hai. Mere friend ka Keya Homes project Adigara Kallahalli mein 2 saal late ho gaya hai. Resale mein at least you know what you're getting, visually.
Totally agree bhai! New projects are just fleecing us with all these hidden charges. Base price sunke toh lagta hai theek hai, but final amount dekho toh hosh ud jaate hain.
