Spent the whole Sunday checking out options in Sector 18, especially looking at some resale flats. From my experience, new projects rarely offer real spot discounts anymore, it's mostly fixed pricing. Builder sales reps toh bilkul nahi hilte price se. But I'm wondering if secondary market deals still have good negotiation scope. Brokers on the other hand, sometimes feel like they have more room to play. Does anyone feel like brokers can actually get better spot discounts on resales than dealing direct with builders on new projects? Or is it all just a charade? What's your take on maximizing value in the current Greater Noida market?

Totally agree with the original post! Builders toh apna rate card pakad ke baithe hain, ek paisa bhi nahi chhodte. I've been looking in Alpha I Greater Noida and the prices are just non-negotiable for new projects. Resale mein at least thoda hope toh lagta hai ki baat ban sakti hai. But then again, brokers ka commission bhi toh add hota hai na?
