Sector 1 Noida: Good for investment or not?

Hi guys, Sector 1 Noida mein property investment karna kaisa rahega? I'm thinking of buying a commercial space there. What do you think about the connectivity? Metro station toh nazdeek hai, but traffic ka kya scene hai? Has anyone experienced any issues with waterlogging during the rains? Mujhe advice chahiye, is it a good location for long-term ROI? Kya rates abhi sahi hain ya aur wait karna chahiye? What's your take?
