Sector 1 Noida - Investment Potential Kya Hai?

Guys, I'm thinking of investing in Sector 1, Noida. What's your take on the investment potential there? I know it's mostly industrial and institutional. Kya future development plans hai, like any new metro expansion or commercial development coming up? Also, how's the connectivity? Metro stations toh hai, but what about bus routes and auto availability? Mujhe pata chahiye if it's a good place for rental income considering the office crowd. Has anyone experienced waterlogging issues there? I'm not sure if it's worth investing in Sector 1 compared to other sectors. Mujhe advice chahiye. What do you think?
