Sector 1 Noida: My buying dilemma

Sector 1, Noida — been looking at properties here, but kuch samajh nahi aa raha. Fed up of renting, landlord raised rent again, so finally taking the plunge. Prices for a 2BHK ya small plot seem a bit high for an older, industrial area. Matlab, are these prices justified? Yaar, will it be easy to sell later if needed? Also, older areas mein legal issues ka darr rehta hai. Any builder defaults or land disputes to be aware of? EMI vs rent math is pushing me, but don't wanna get stuck. Community, kya advice hai?
