Hey guys, I'm based in Dubai, looking to invest in Noida. Sector 10, Noida Extension seems promising, family-friendly and all. What's the real deal with safety there? I can't visit for site inspection, so relying on you all. Also, kya aap logon ko pata hai about waterlogging during monsoon? That's a big concern for me. And the schools – are they actually good or just hyped up? I'll need a property manager eventually, so rental demand is important. Is it easy to find tenants? Any builders to avoid specifically? Mujhe advice chahiye! Resale value after 5 years – what do you think? Bilkul confused hoon yaar.

Gaurs is decent but delayed possession is a common complaint. Check their RERA records for penalties.
From an NRI perspective, property taxes and maintenance charges can eat into your rental income. Factor that in your calculations.
So, after all this discussion, are you still planning to invest in Sector 10? What's your final decision?

Gaurs is generally considered a reliable builder, but still, do your research.
Aaj kal toh property rates bahut badh gaye hain. Factor in the rising interest rates as well.
Waterlogging? Bhai, Noida Extension mein toh permanent feature hai. Get used to it!
Property manager mil jayega easily. Plenty of options available. Just check their background and references.
Bhai Dubai mein ho toh, thoda aur budget badhao. Sector 150 is much better. Greenery, sports facilities, and better connectivity.
Sector 150 is expensive yaar! And the maintenance charges are crazy. Not everyone can afford it.
Before investing, check the approved map and ensure your plot isn't falling under any green belt or acquisition zone. Many projects are facing land acquisition issues.
I'm a tenant in Sector 10. Finding a flat was easy, but the roads are dusty and the electricity supply is unreliable.
Don't just rely on online reviews. Try to connect with existing residents through social media groups. They can give you a more accurate picture.
Which builder are you looking at? Some are notorious for delays. Amrapali and Supertech are obviously blacklisted. Others, you need to do your due diligence. RERA registration check karna bhai!

I invested in a 2BHK in Sector 10 three years ago. It's been a mixed experience. The location is good, and the price was reasonable. However, the construction quality is average, and the builder is slow to address issues.
Schools are okay, DPS is there but very competitive. Amity is further away. Check out the smaller schools too, some are surprisingly good.
Resale value depends on a lot of factors - location within the sector, floor, facing, amenities. Don't expect a huge jump in 5 years, maybe 10-15% if you're lucky.
Safety wise, it's better than some other parts of Noida Extension, but still, be careful. Install CCTV cameras and hire a reliable security guard.
Bhai, Sector 10 is overhyped. The connectivity is still an issue. Have you considered Sector 16B (Crossing Republik)? Slightly more expensive, but better infrastructure.
Crossing Republik is a nightmare for traffic! Daily jams. Sector 10 is at least relatively less congested.
U2, Sector 16B is also facing waterlogging issues. Check recent news reports.
Waterlogging is a big concern everywhere in Noida Extension. They promise the world, but execute nothing. I bought a flat 4 years ago, and still waiting for full amenities.
Rental demand is good in Sector 10 because of the affordable prices. Finding tenants shouldn't be a problem, especially if you furnish the apartment well.
