Sector 102: The 'Dwarka Expressway premium' nobody talks about
₹2.5 Cr for a 3BHK in Sector 102 – is this just hype or actual value? I'm currently in a 2BHK in Sector 82 and thinking of upgrading, but these prices for Sector 102 feel totally inflated. Everyone talks about Dwarka Expressway's 'imminent completion' and future potential, but nobody talks about the current traffic mess near Basai Chowk or how long the 'upcoming' really takes. Is the investment potential truly strong enough to justify paying almost double for a new 3BHK? I mean, will it give that promised 4-5% rental yield or significant capital appreciation in 3-5 years? Or are we just paying a massive premium for infrastructure that's always 'just around the corner'? Honestly, I'm not sure if the price jump is worth it right now. Change my mind.
