Sector 103 — been checking property prices, I'm genuinely confused. Builders quoted me ₹1.8 Cr for a 3BHK, which feels bahut zyada. Is it just me, or are these prices inflated? Koi negotiation hack hai kya? EMI vs rent math doesn't make sense at these rates. What's the real ground reality for deals here?

I booked a 3BHK in Sector 103, (a project by a well-known builder, but won't name them here) about 2.5 years ago for ₹1.2 Cr. Even that felt expensive then. Now at ₹1.8 Cr, it's just insane. The construction is still ongoing, possession date has been pushed twice already. My EMI
Inflated? Absolutely! These builders just quote whatever they want, especially if it's a 'pre-launch' or 'new phase'. They create artificial demand. Don't fall for the FOMO. Always check RERA filings and actual transaction prices if you can find them.
Any negotiation hack that actually works? I've tried to push for discounts but they just say 'market rate hai sir'. It's so frustrating to feel like you're being fleeced.
Sahi baat hai. They show you fancy brochures and then the ground reality is something else. My friend booked in a project nearby and the builder changed the floor plan without informing him initially.

Lagta hai builders ne rates aasman pe pahuncha diye hain. What's even more frustrating is the quality of construction sometimes.
U3, Badshahpur might be slightly better, but connectivity is a factor. Sector 103 has the Dwarka Expressway advantage, which builders are milking. But no, it's probably not 'worth' that much in terms of current infrastructure or ready-to-move options. It's all future potential pricing.
Haan, it's a shocker. I'm looking at properties closer to Badshahpur side, thinking it might be a little more affordable, but even there, prices are climbing fast. Is Sector 103 really worth that much over other areas?
