Been checking out Sector 104 for a 3BHK upgrade since January and honestly, I've noticed a pattern with property prices. Builders like M3M and Emaar projects are quoting ₹2.5 Cr+ for a 3BHK. I'm wondering if this is truly justified by the Dwarka Expressway connectivity and upcoming infra. My 2BHK feels small now, but the EMI jump is huge. Is the premium for this area worth it long-term? Also, traffic ka ground reality kya hai, especially during peak hours? Any negotiation tips or hidden costs I should know?

Totally agree, bhai! 2.5 Cr for a 3BHK in 104 feels steep. I was looking at Emaar too, but the price tag is just too much. Is the Dwarka Expressway really going to drive up value *that* much? Even places near Airport Road (Gurgaon side) don't demand such a premium for similar quality.
