Need a 3BHK in Noida, wife's priority is safety for the children. Sector 105 seems affordable. But is it really safe at night? And what about schools nearby for kids' school admission? Or should I stretch my budget and look elsewhere? What does the community think?

Have you considered renting in Sector 105 for a few months to get a feel for the area before buying? It's a good way to test the waters.
Whatever you decide, make sure the society has proper CCTV coverage and security personnel. It's a basic requirement for safety.
Ultimately, it depends on your priorities. If safety is paramount, then stretching your budget might be the best option. Otherwise, Sector 105 is decent enough, but do your due diligence.
OP, what did you decide? Did you visit any societies in Sector 105?
Honestly, with property rates going up like crazy, stretching your budget might be worth it for your kids' safety and education. Think long term.
Possession mila kya kisi ko recently in Sector 105? I heard there are still issues with basic amenities in some societies.
Sector 78 is also a good option. Decent schools, relatively safe, and still somewhat affordable. Check out projects near the metro station.
Remember to check the builder's track record with the National Company Law Tribunal (NCLT). Many builders in Noida are facing insolvency proceedings.
Also, consider the resale value. Sector 105 might not appreciate as much as other sectors due to the perceived safety concerns.
Which floor are you looking at? Ground floor flats in any sector are generally less safe. Higher floors are preferable for security.
Mera bhi same experience tha 2 years ago. Sector 7x looked good on paper, but the schools were a nightmare to get into. Ended up in Sector 50, slightly older but much better school options.
Don't just rely on online opinions. Visit the site, talk to the security guards, and see how they handle things. That will give you a better idea of the actual security situation.
Check the crime statistics for Sector 105. Police website pe mil jaayega. That will give you some hard data to work with.
Be careful with the builders in that area. Some have a history of delayed possessions and poor construction quality. Do your research!
I bought in Sector 107 three years ago. It was supposed to be a peaceful area, but now there's so much construction noise! Think about the long term impact on your kids. Sector 150 might be a better bet, though it's further out.
Sector 150 is good, but the price is quite high now. Avg rate is around 7k/sqft. Plus, connectivity is still an issue. Metro is still a long way off.
True, Sector 150 is expensive. But the green spaces and overall planning are much better for kids. Worth stretching the budget if possible.
Budget batao bhai! 3BHK in Noida can range from 60 lakhs to 2 crore. That will narrow down the options.
Sector 105 is decent, but safety at night is a valid concern. I'd suggest driving around at 9-10pm to get a feel yourself. Schools are okayish, nothing top-notch. Maybe stretch to Sector 7x? Slightly pricier but better schools.
Affordable is relative bhai. What's your budget? Sector 105 mein which project are you looking at? Builder reputation is key for safety and possession.
Safety is subjective. My parents live in 105 and haven't faced any issues. But yeah, it's not as posh as, say, Sector 93. School options are limited, mostly local schools. For good schools, you'll need to travel a bit. Sector 50/51 have better options.
Exactly! My cousin also lives there and feels safe. It depends on the specific block and security arrangements within the society.
Travelling a bit for school is fine if the locality itself is peaceful. Better than living in a fancy area but constantly worrying about safety, right?
U3, which society are your parents in? That might give OP a better idea.
Don't just look at price, check the RERA registration and see if the project is on time. Delayed projects = more risk. Also, visit the site at different times of the day.
RERA is helpful, but builders find ways around it. Trust your gut feeling after visiting the site. Talk to existing residents if possible.
Haan, RERA number is crucial! Website pe sab details mil jaate hain. Check for any pending complaints against the builder.
