Sector 105 mein I'm finally buying. Flat mil raha hai but plots bhi hain. Investment ke liye kya better rahega? Resale easily ho payega na? What do you guys think?

Don't forget about property tax! Plots usually have higher property tax than flats.
Ultimately, it depends on your individual circumstances and investment goals. Do your research and weigh the pros and cons carefully.
Has anyone invested in ATS projects in 105? How's the experience been?
So, U1, what are you leaning towards after all this discussion? Flat or plot?
Remember to factor in stamp duty and registration charges! It's a significant cost, especially for plots with higher land value.
Check the encumbrance on the plot before buying. Make sure it's clear of any legal issues. A lawyer is your best friend in these situations.
Good point, U20! Title clear hona bahut zaroori hai.
Sector 105 is a good location overall. But infrastructure needs improvement. Roads are still under construction in many areas.
Flats give you the security of a gated community. Plots are more vulnerable to theft and encroachment, especially if they are vacant.
Consider the appreciation potential. Plots generally appreciate faster than flats, but they also carry higher risk.
Mera experience: I bought a plot in Sector 150 five years ago. Abhi rates double ho gaye hain. But it was a pain to manage the construction. If you don't have time, go for a flat.
Plots offer more flexibility in terms of design and construction. You can build exactly what you want. Flats are cookie-cutter designs.
Current market conditions are favorable for sellers. Prices are rising due to increased demand. So, resale should be relatively easy for both flats and plots.
Possession status kya hai, U1? If the flat is ready to move in, it's a safer bet. Plots can take years to yield returns.
Location is key! Sector 105 is still developing. Check the master plan for future connectivity. Metro aayega toh rates will definitely go up.
Exactly! Metro announcement hone se pehle hi le lo. Pachtayega baad mein.
Which side of 105 are we talking about? Towards the expressway or the village side? Makes a huge difference.
Flats are easier to rent out, especially if you're targeting young professionals. Plots take time to develop and find the right tenant (or buyer).
Don't forget maintenance charges for flats! They can be a killer, especially in societies with lots of amenities.
Haan yaar, that's true. Mera friend Sector 75 mein rehta hai, uske toh 10k+ maintenance hai!
Bhai, resale depends on the builder too. Which builder are we talking about? Some are notorious for delayed possessions and poor construction quality.
This is so true! Builder ka track record check karna bahut zaroori hai. RERA registration number bhi check karo.

Plots are always better for long-term appreciation, bhai. Flats depreciate over time, especially after 15-20 years. Dekh lo resale value then.
Depends on your budget and risk appetite, U1. Flats are less hassle, plots need more involvement. Resale depends on location and builder reputation in both cases.
