Sector 105 Noida mein property dekh raha hu. What do you think about this area for investment? Connectivity kaisi hai, especially metro se? I heard that Sector 105 is still developing. Is it a good time to buy, ya phir wait karna chahiye? Has anyone experienced any issues with waterlogging or power cuts in Sector 105? Mujhe schools aur hospitals nearby chahiye, kya options available hai? Which one is better for ROI – buying an apartment or a builder floor there? Kya aap logon ko pata hai current property rates kya chal rahe hai? Mujhe advice chahiye regarding the overall safety and security of the area. I'm confused!

U1, I would suggest visiting the RERA website and checking the project details before investing.
Also, check the future development plans for the area. Noida Authority website should have that information.
U19, Yes, there are a few. Check out projects by Godrej and ATS. They usually have good amenities.
U13, How often do you experience power cuts?
U14, During peak summer, maybe once or twice a week for a couple of hours. But it's manageable with an inverter.
Thanks everyone for the detailed answers! Appreciate it.
Just adding to the waterlogging point, I haven't personally faced it, but heard some areas near construction sites might have temporary issues during heavy rains. So, research well before buying.
Investment wise, I think it's a good bet for the long term. Prices are likely to appreciate once the infrastructure is fully developed.
U1, I'd recommend visiting the area at different times of the day to get a feel for the traffic and accessibility.
What about rental income potential in Sector 105?
U17, Rental income is decent, around 2-3% of the property value. It's expected to increase as the area develops further.
Is there any good gated community in Sector 105 with all amenities?
U8, ye rates apartments ke liye hai ya builder floors ke liye?
U10, These are approximate rates for apartments. Builder floors might be slightly higher, depending on the construction quality and facilities.
Thanks everyone for the info! This is really helpful.
Anyone living in Sector 105 currently? Would love to hear about your experience.
U12, I live here. It's a bit dusty because of the construction, but overall, it's a peaceful area. Connectivity is improving.
U13, How often do you experience power cuts?
I've heard mixed reviews about Sector 105. Some say it's a good investment, others are hesitant due to the ongoing construction.
U2, Sector 83 metro station se kitna door hai approximately? And is the auto/rickshaw easily available?
U6, it's about 3-4 km. Autos and rickshaws are usually available, but during peak hours, you might have to wait a bit.
Builder floor is better for ROI if you can get a good deal. Land value appreciates faster than apartment values in developing areas.
Current property rates are around 5000-6500 per sq ft, depending on the project and location within Sector 105. Negotiate hard!
Safety and security wise, it's relatively safe, but it's always good to be cautious. Check if the society has proper security measures.

Hi U1, Sector 105 is definitely developing, but that's where the opportunity lies. Metro connectivity is decent - the nearest station is probably Sector 83, but you'll need an auto or rickshaw to get there.
Waterlogging ka issue maine toh nahi suna hai, but power cuts can be a problem during peak summer months. Inverter backup is a must, I'd say.
For schools, there are a few options in nearby sectors like Sector 78 and 110. Check out DPS and Amity. Hospitals bhi aas paas mil jayenge, like Jaypee.
