Sector 105 Noida: Investment outlook for a 3BHK upgrade?

Spent the whole Sunday checking out options in Sector 105. I'm currently in a 2BHK in Sector 78, thinking of upgrading to a 3BHK here. My budget is around ₹1.5 Cr max. The area feels developing, not fully established. Is the investment potential really strong for 3-5 years? With Jewar airport, will Sector 105 actually see good appreciation, ya sirf hype hai? Plus, resale market ka kya haal hai yahan? If I need to sell later, will it be easy to find buyers or will it be tough?
