Okay I'll say what no one says – Sector 105 is getting hyped, but is it *really* worth the price? I work in real estate, and even I'm confused. Everyone talks about future appreciation, but what about the current water situation? Tanker dependency is a big red flag. Also, which builder is actually delivering on time? Gaurs and Prateek seem to have projects there. Change my mind. Is it a good long term ROI or just a trap? Batao bhai.

One thing is for sure, Noida Extension is still a better option than 105 for now. Better social infrastructure and connectivity.

Mera personal opinion hai ki, Sector 105 abhi 'under development' stage mein hai. 'Underrated' tab hoga jab infrastructure sudhrega. Water and electricity are major concerns.
I agree with U19. It's underdeveloped *now*. The question is, will it *develop*?
Someone mentioned connectivity earlier. While it's close to the expressway, the internal roads are a mess. Traffic jams are common during peak hours.

I visited a project in Sector 105 last month. The sales guy was pushing hard, promising huge returns. Made me very suspicious. Always be careful of such tactics.

My friend got possession in Gaursons Sportswood in December. But it was delayed by almost 2 years.
I heard some people got possession in Prateek Grand City, but the finishing quality is questionable. Check everything carefully before accepting possession.
I think it's a gamble. High risk, high reward. If the infrastructure improves, prices will soar. But if it remains underdeveloped, you'll be stuck with a property that's hard to sell.
Current market conditions are crazy! Property rates are going up everywhere in Noida. Is 105 keeping pace or lagging behind?
Don't forget about the green belt issue near Sector 105. Some projects are facing legal challenges. Do your due diligence!
I booked a flat in Prateek Wisteria in 2018. Possession was promised in 2021. Still waiting. Water situation is terrible. Tanker mafia rules the area. Think twice before investing. Mera toh paisa phas gaya.

Sector 150 is a better bet, honestly. More developed, better infrastructure. Thoda expensive hai, but worth it in the long run.
Sector 150 is overcrowded now. And prices are already sky high. 105 still has potential for growth, but you have to be patient.

Bhai, you spoke my mind! Sector 105 mein water issue toh sach hai. I heard Gaurs is relatively better with possession, but still delayed. Long term ROI? I'm not convinced yet.
Gaurs ka reputation toh Noida mein utna achha nahi hai, yaar. Check RERA complaints before investing.
Totally agree with U3. Gaurs is known for delays. Prateek is slightly better, but don't expect miracles.

Underrated for sure. Look at the connectivity! Close to the Noida-Greater Noida Expressway. Once the Jewar airport is fully operational, prices will definitely go up. Patience is key.
Jewar airport is still years away though. That's a long game. What about the next 5 years?
