Kids have moved out, so I'm selling my big house in Delhi. Looking at Sector 105 Noida for a smaller flat. Saw some 2BHKs, elevator is a must. Maintenance charges are a concern though. Itna toh DDA flats mein bhi nahi tha. The prices seem high for a developing area, right? Hospital proximity is important. Is the resale market any good if I need to move again later? Honestly not sure if it's worth the investment.

Did you check the carpet area vs the super area? Builders are masters of deception!
So, what did you decide, sir? Sector 105 or somewhere else?
Paramount ka track record is mixed, be careful. Do your due diligence before investing.
Paramount Golf Foreste is a good project, but definitely check the RERA details and visit the site multiple times. Talk to existing residents if possible.
Sector 150 might be a better option. Thoda aur developed hai and has better amenities.
Don't forget to factor in the cost of interiors! That can easily add another 10-15 lakhs.
Before finalizing, check the parking situation. Covered parking is a must, especially for senior citizens.
Honestly, for senior citizens, I would suggest looking at sectors closer to the Delhi border, like 15, 16, or 17. Better connectivity and established infrastructure.
Rates are going up everywhere, especially after the recent increase in interest rates. Sector 105 might seem expensive now, but it could be even more expensive later.
Thanks for all the input, everyone! I'm looking at a 2BHK in Paramount Golf Foreste. The proximity to Felix hospital is a big plus. But the maintenance quoted was 4rs/sqft, which seems excessive.
4rs/sqft is high! Negotiate! Or check what exactly is included in that cost.
I bought in Sector 107 three years ago. Prices have almost doubled, but the infrastructure is still lagging. The promised metro connectivity is nowhere in sight! It's a gamble, honestly.
Metro ka toh sab jhuth bolte hain. They keep pushing the deadline.
Senior citizen ke liye toh peace of mind is most important. Sector 105 is still developing, so there will be construction noise and dust for a while.
Maintenance charges are a big scam everywhere! They promise you the moon and then charge you exorbitant amounts for basic services.
Possession mila kya kisi ko Sector 105 mein? I heard some projects are delayed.
U14, which project are you asking about? I know someone who got possession in Lotus Greens Broadwalk.
Haan, some projects are delayed. Check RERA website for the latest status.
Bhai, resale market in Noida is always risky. Unless it's a really well-known builder, you might struggle later.
Exactly! Aur agar builder ne bank se loan liya hai and then defaults... toh aur problem.
Which 2BHKs are you considering? Some are better located than others. And yes, maintenance can be shockingly high!
My parents also shifted from Delhi to Noida last year. Sector 7x mein liya hai. They are happy with the peace and quiet, but transportation is a real issue sometimes.
Don't just look at the price per sq ft. Check the builder's reputation, RERA registration, and actual construction quality. That's what I learned the hard way!
Haan yaar, RERA number toh definitely check karna. And visit the site multiple times, different times of the day.
Sector 105 is definitely pricey, especially considering how far it is from the main city. Maintenance charges are a rip-off everywhere in Noida, tbh. DDA flats were golden!
True that! DDA flats ki baat hi alag thi. Now everything is about 'luxury' and charging you extra for it.
Sir, I understand your concern. But 105 is relatively new, and prices are only going up. The hospital proximity is a good point though, Felix is nearby. Resale depends on the builder and the society. Which project are you looking at?
