Sector 105 keeps coming up every time I shortlist something. Honestly, I'm so fed up of renting, my landlord just raised rent again, so I'm finally taking the plunge into buying. Doing my homework for real this time, not just brochure-level stuff. I've realized during site visits to projects like ATS Marigold and SS Cendana in the area, it's super important to check for more than just the flat. I'm talking about looking for signs of waterlogging from previous monsoons, checking drainage systems, and even talking to guards about power cuts. It's a small detail many buyers miss, but can seriously impact daily life. Anyone else do these kind of 'ground reality' checks for Sector 105? What else should I be looking for beyond the usual stuff? Hope this helps someone else too.
