Sector 106 Noida: Is it really worth the hype?

Since January I've been seriously considering Sector 106 for my first home. I'm looking at Godrej Sector 106 mostly. Prices seem high tbh. Are they justified? My budget is around 1.5Cr. Heard waterlogging is a problem during monsoon, is it true? Also, how's the resale market in case I need to move in 3-4 years? I'm honestly not sure abt the investment potential. Koi batao yaar, should I look elsewhere?
