Honestly, I think the maintenance charges in Sector 107 are a rip-off. Currently in a 2BHK in Sector 75, and I'm thinking of upgrading to a villa in 107. But the RWA fees are insane! They're quoting almost double what I pay now. Is it actually worth it? Matlab, are the services really that much better? I heard some residents are complaining about waterlogging during monsoon. Is that true? Already have a home loan, so I don't want another financial headache. And what about security at night? Safe for families? Anyone else facing these issues or have any intel? Thinking of pulling the plug. Should I look elsewhere? Is the price jump worth it?

@U1 What did you decide? Are you still considering Sector 107 or have you moved on to other areas?
Market is hot right now. Rates are going up everywhere. If you wait too long, you might miss out on a good deal (even with the high maintenance).
Don't forget to factor in the stamp duty and registration charges. That's a significant expense as well.
Has anyone considered Sector 108? It's right next door, and the prices might be slightly lower.
I heard there's a new metro line planned that will connect Sector 107 to Pari Chowk. That could boost property values in the future.
The premium for villas in 107 is only justified if you really value the space and privacy. Otherwise, there are better options available in Noida.

My parents live in a villa in 107. They love it. But they're retired and have the time and money to deal with the maintenance. If you're already stressed about your home loan, it might not be the best decision.

Before you finalize, check the builder's RERA registration and the project's completion status on the UP RERA website. It's a must!

Don't just focus on the RWA charges. Look at the overall cost of ownership. Property tax, insurance, repairs... it all adds up. Sector 107 villas are expensive to maintain in general.
I bought a plot in Sector 107 5 years ago. Abhi tak possession nahi mila! Builder is making excuses. Be very careful. Check their track record thoroughly before investing.

Did you file a RERA complaint? That's the only way to get them moving.
Security is good in most societies in 107. They have guards, CCTV cameras, and gated communities. But yeah, waterlogging during monsoon is a problem in some areas. Check the drainage system before you buy.
I live in a 3BHK in Sector 107. Yes, the maintenance is high, but the amenities are good. The gym, the swimming pool, the clubhouse – they're all well-maintained. Waterlogging is an issue in some pockets, but not everywhere. It depends on the phase and the location of your villa.
Sector 75 se seedha villa? That's a big jump! Have you considered a larger apartment in a good society in Sector 78 or 79? Might be a better middle ground.
@U1 Sector 150 is a good option, but the connectivity is still a bit of an issue. Metro abhi tak nahi pahuncha hai. But yeah, the prices are definitely more reasonable.
Metro toh aayega, but kab? That's the question! They keep delaying the deadline.
The new Jewar airport will eventually help Sector 150 prices too. Long-term play, though.
Bhai, Sector 107 ka maintenance toh sach mein loot hai. I heard the same waterlogging stories. My friend lives there, and he says the security is decent, but nothing extraordinary for the price you pay. Maybe look at Sector 150? Thoda dur hai, but maybe better value for money.
Totally agree yaar. 107 is hyped up. I looked at a villa there last year, and the finishing was pathetic for the price. Builder ne chuna lagaya tha!

Haan bhai, naam batao. I'm also looking in that area. Itna premium de rahe hain, toh finishing toh perfect honi chahiye.
