Sector 107 mein property rates kaafi badh rahe hain. Is it justified, ya hype zyada hai? I'm thinking long-term investment. Rental yield kitni expect kar sakte hain? Also, has anyone faced waterlogging issues during monsoon? Drainage system kaisa hai? I've heard mixed reviews about Amrapali Dream Valley. What's your take on their projects there? Mujhe advice chahiye, is it a calculated risk or not worth it?

Amrapali ka toh naam hi kaafi hai darane ke liye. Don't even think about it. Sector 107 is good, but not worth the risk with that builder.
Bhai log, Sector 150 mein bhi dekh lo. Rates are comparable, and the infrastructure is much better. More greenery and less congestion.
Mujhe toh lagta hai ki Noida mein investment is always a calculated risk. Builders ka kya bharosa. RERA bhi kuch nahi kar paata.

U11, last monsoon mein toh expressway ke paas wale areas mein kaafi pani bhara tha. Drainage system is not that great.
Rates justified hai ya nahi, that depends on your entry point. Agar aap 2 saal pehle liye hote toh definitely justified hota. Abhi thoda peak pe hai. But long term mein, Noida is always a good bet.

Sector 107 is good because of the connectivity and upcoming metro line. But Amrapali is a big NO. Look at other builders like Godrej or ATS. Thoda expensive hai, but peace of mind milega.
