Sector 107 mein investment ka kya scene hai? I'm already in a 2BHK nearby. Thinking of upgrading to a villa or bigger 3BHK. Prices thoda high lag rahe hain, worth it hai kya? Also, safety kaisi hai wahan raat ko? Heard mixed reviews. Any residents faced waterlogging issues during the rains? Mujhe advice chahiye. Is resale easy? What do you think?

Ultimately, it's your money and your decision. Do your research, visit the site multiple times, and don't rush into anything. Good luck!
Bhai, just visit the sector at night. See for yourself how safe it feels. That's the best way to judge.
Don't forget to check the amenities! Many builders promise a swimming pool, gym, etc., but never deliver. I made that mistake once.
Honestly, the market is crazy right now. Prices are inflated. I'd wait a bit and see if they come down. It's a bubble, in my opinion.
So, what did you decide? Villa or 3BHK? Or are you going to explore other sectors?
I'm curious, why Sector 107 specifically? Is it close to your workplace or something? There are other good sectors in Noida.
Mera experience toh yehi hai ki Noida mein builders sirf promises karte hain. Possession milte milte aadmi buddha ho jaata hai.
What is the current circle rate in Sector 107? Anyone knows?
Circle rate is usually lower than the actual market price. Check the Noida authority website for the official rates.
I invested in a villa in Sector 107 five years ago. Initially, there were some waterlogging issues, but the builder fixed it. Resale is tough, though. It takes time to find the right buyer.
Have you considered the maintenance charges? Villas usually have higher maintenance costs than 3BHKs. Factor that into your budget.
Safety is a concern everywhere, bhai. I live in Sector 75, and even here, sometimes there are issues. Get a good security system regardless.
Villa or 3BHK depends on your lifestyle. If you have a family and need space, villa makes sense. If you're looking for rental income, 3BHK is safer.
I heard the metro extension is coming near Sector 107. That might be a game changer for prices in the long run.
Metro extension is years away, yaar. Don't make your decision based on that. Builders are always promising the moon.
Before investing, check the RERA registration number and the builder's track record. Delayed projects are a HUGE red flag.
Resale is always a gamble, especially with villas. 3BHK has a wider appeal. Have you considered Sector 150? Better connectivity and maybe slightly more reasonable prices.
Pani bharna ka issue toh Noida mein common hai yaar. Sector 107 is slightly elevated, so it might be better than some other sectors, but still, check during the monsoon.
I bought a 3BHK in 107 two years ago. Prices were lower then, obviously. Rented it out for a decent amount. But honestly, if I were buying now, I'd think twice. Rates have gone crazy.
What's the price per sqft you're looking at? That's the only way to compare properly. Koi bhi bole, 'high' hai, 'low' hai, doesn't mean anything without numbers.
Good point, U8. I'm seeing quotes around 8k-9k per sqft for some of the newer projects. Is that accurate?
Sector 107? Bhai, prices toh sky high hain. Villa is definitely a long-term investment, but 3BHK might be easier to rent out agar resale mein problem hui toh. Safety ka scene mixed hi hai. CCTV toh hai, but guards are sometimes sleeping!
I agree with U1. Sector 107 is posh, but is it *that* posh? Depends on the builder, honestly. Which project are you looking at? That's the key question.
Exactly! Builder reputation is everything. I've heard Amrapali kaafi projects ka issue hai wahan.
