Sector 110 – I'm honestly puzzled by the pricing here, especially from DS Buildwell Projects. Everyone talks about negotiation, but from my experience, builders often play this 'no discount' card, then offer some 'spot discount' later. Is it even a real discount, or just the actual market price they wanted all along? I've seen this pattern before. On the other hand, secondary market deals for a 2BHK around ₹1.2 Cr in Sohna feel like you can push for more. Are brokers really getting better terms than approaching builders directly? Seems like a calculated risk either way. Change my mind.
