Hey guys, just moved into Sector 110 last month. I'm a bit concerned about safety, especially for my kids. Has anyone experienced anything shady at night? Also, what's the real deal with waterlogging during the monsoon? I heard mixed reviews. Looking for honest opinions on the investment potential here. Do you think property prices will appreciate in the next 3-5 years? Kya aap logon ko pata hai about upcoming developments that could affect property value? Maintenance charges are killing me, are they worth it? RWA seems responsive, but I'm not sure. Any suggestions on how to get more involved in the community? Thanks!

Honestly, if safety is your top concern, maybe consider a gated community in a more established sector. Sector 110 is still developing.
Maintenance is high but comparatively better than other sectors. I have heard that some sectors have pathetic maintenance and charge even more.

The biggest problem in Noida is illegal construction and encroachment. That affects everything – water supply, traffic, security. Sector 110 is not immune to this.
Forget appreciation, just hoping to get back what I paid for it! Bought at the peak in 2019. Now rates are stagnant.

RERA registration number check karo for your project, OP. That's the first thing you should do. Don't just rely on what the builder tells you.

5k is standard, U12. Depends on the amenities. Swimming pool, gym, clubhouse... all add up.

True that, U1! Which project are you in, OP? That makes a HUGE difference. Some are better managed than others.
Maintenance charges are a pain everywhere, yaar! But a responsive RWA is gold. Attend their meetings, raise your concerns. United we stand, divided we get ripped off!
I've been living here for 2 years. Safety is a concern, I agree. We installed CCTV cameras outside our gate. Waterlogging is there, but the RWA is usually quick to pump it out. Investment? I'm hoping the upcoming Jewar airport will boost prices.
Jewar airport is a long game, U4. Don't expect miracles overnight. Infrastructure improvements are key for real appreciation.

Sector 110? Investment wise, I'd say look at Sector 150 instead. Better planned, more green spaces, and probably better appreciation potential. Thoda premium hai, but worth it.
Agree with U7. 150 is where the smart money is going. Think long term.
Sector 150 is already saturated, U7. Prices are crazy high. 110 offers better entry points right now.
